A lot of permissions have been given (not just in London). Developers then hold on to that permission without building anything at all, waiting for conditions to be favourable. It is not to their advantage if supply increases.

This isn't a psyche. It might possibly be a problem with disclosure, if South would consider it normal to try Landy on this type of hand. Since there is no restriction of defences to 1NT, just saying "Landy, but could be 4-3 in majors" would seem enough.

That is nonsense. In general, the people who gain from the neoliberal/globalisation model voted to remain, those who have lost voted out. It's easy to sneer at the people who voted out when they are different from you (less educated, say), but you shouldn't ignore the reality that those differences disadvantage people far more than at any time in recent (post-war, say) history. I don't think there is much racism left in this country. Doubtless, a small proportion voted for Brexit for racist reasons, but most see their world getting worse without any hope of change as things are - so they threw the dice. I voted out. My vote was a conscious vote against neoliberalism. I suggest the vast majority of the other votes were also, in effect, a vote against neoliberalism, the difference being that they were instinctive rather than reasoned. [Of course leaving the EU does not, in itself, change the neoliberal censensus in this country, but in time, it will be easier to change one country than a huge bloc.]

Assuming EBU, is it even legal to open this hand 2♣? Is doesn't seem to conform to ER25. Banning it as a Benji 2♣ seems crazy,

You should remember that for ordinary club players, opening 1M on this type of hand is systemic. They, and their social group, have learned that you do not open 1NT with a 5 card major. Ever. I won't make any friends by saying this, but my experience is that playing in a club MPs, opening 1M is more often the winning choice. (Looking at the DD on the results sheet, it's usually 110 vs 90, or 140 vs 120. And it's usually easier to play.) The exceptions are hands like this where the suit isn't really rebiddable. When good club players suggest that 1NT should be systemic, I think they are misled by their own card-playing ability. Yes, it is right if your skill is such that you will winkle out another trick on a misdefence, but that is not the case for lesser players, who are more likely to crash the contract in NT rather than a suit.

This is Acol, so 2♠ is the only possible rebid. However, the obvious option is for South to open 1NT.

It just isn't possible for many players. Almost nobody around here (ignoring those too good to partner inexperienced players) plays anything other than some variant of Benji (there's the odd 3 weak 2s, and a few precisionistas). So, if you want to play strong and 5, you won't have anyone to play it with, or, if you really insist on muddling through, anyone to help you out when things go wrong.

I'm happy when opponents go into a checkback sequence. There have been occasions when I've had an almost complete count of the hand before I led.

They know that Clinton is qualified because she is establishment, whereas Trump is not. They will vote for Trump because he is not establishment. The need to oppose an establishment that is not working for them, er, trumps all the other factors.

Why? They need a broad church. It's hard enough for those of us who will be voting out from a lettish-wing position to stomach being in the same camp as Johnson, Gove, Grayling, Duncan Smith, Fox, etc.. Expecting us to accept Farage as well is one step too far.

I started playing in clubs in 1993, and it was still used sometimes, either by older players who had been strong in their time, or by life intermediates who'd read a bit. I played it myself (having read "All About Acol" and similar) until I learned there was something better. I haven't seen anyone play it for many years.

How do people rule on an alternate hand where the Rabbit is missing the Queen, not the King? That is, the Rabbit thinks he is missing the Queen only, but is in fact missing Qx, and only the x pops up when he plays the first round of the suit?

It seems clear to me that his claim statement says he will play the Ace on the first round of trumps.

Am I misunderstanding something? I would have thought it to be the normal method for weaker players. (My observation comes from bridge locally and in the BBO Acol Club).

Partner was fabricating a forcing bid. It's difficult to rebid clubs in Acol with a hand like his as 3♣ is non-forcing and 4♣ uses up too much space (and takes you past 3NT). Be careful with replying to forcing bids as they may show less of a suit than you might think (especially in the minors, as here) assuming your partner is reasonably imaginative.
